Will AI replace appraisers and valuers in Singapore?
AI tools can already pull together recent sales of similar properties, run the valuation sums and draft much of the written report, so a good share of the desk work is moving to software. Someone still has to visit the property, judge its condition, its surroundings and its location, and stand behind the final figure with professional judgement. Expect the job to keep its inspection and judgement core while the data and writing parts get faster and need fewer hands.
Why it scores 6
Appraisers' work is substantially digital and analytical (market data analysis, valuation calculations, report writing), which AI can accelerate significantly through automated comparable-sales analysis and report generation. However, the requirement for physical property inspections, on-site assessment, and professional judgment about location and condition creates natural constraints, similar to engineers and architects. Indirect automation risk is elevated due to productivity gains—fewer appraisers may be needed as AI handles routine valuations and data processing.
The score reads the job title, not you. Your own exposure depends on your tasks, employer and tools. A high score means the daily work changes, not that the job disappears.
What appraisers and valuers can do
Let software draft, then check it closely
Use automated comparable-sales tools and report drafts to save time, but check each comparison yourself. Spotting a poor match or an odd figure is the part clients pay a person for.
Build your on-site inspection skills
Walking a property and noticing condition, layout, noise, access and neighbourhood change is work software cannot do from data alone. Write careful inspection notes, since they are what separates your valuation from a machine estimate.
Get good at explaining your valuations
Practise telling banks, owners and buyers why a value is what it is, including where you were unsure. Clear reasoning builds trust, and SkillsFuture options in data analysis can help you work with the new tools.
